Demolition
The "Building Regulations 1989" require a demolition licence for the demolition or removal of an existing building. In most cases Planning/Development approval is also required. However, some single and grouped dwellings are exempt.
Process for Assessment of Demolition
- Demolition & Planning/Development Applications are submitted and fees paid
- Planning/Development Approval is granted
- A site inspection of the premises is conducted by a Building Surveyor
- Rat baiting details are checked
- "Worksafe" clearance (if required) is checked
- Water Corporation 5A/5B Certificate of Completion and Compliance is gained
- Licence Issued
Rat baits must be in place for 14 days before Health clearance can be granted to issue the licence. If no planning clearance is required and the rat baiting period has passed then the licence is normally issued within 3 to 5 working days.
When you apply for a Demolition Licence, the following items are required:
- Completed "Application for Demolition Licence" form.
- Completed "MRS Form 1" & "Supplementary Forms" if Planning Approval is required.
- Rat baiting certificate
- Work Safe clearance in accordance with the "Occupational Health, Safety and Welfare Regulations" - required for most commercial buildings (it is suggested that applicants contact Worksafe for current requirements)
- Water Corporation Certificate of Completion and Compliance is gained
- Payment of Demolition Application fees, works bond and Planning/Development fees (if applicable) upon lodgement
- The "Building and Construction Industry Training Fund" Levy (BCITF) is applicable for applications exceeding $20,000 in value
