Major City Developments

During the current construction cycle (2009-12), 241,700sqm of office space is due to enter the CBD, with 71.5% of this space already pre-committed. Upon completion, these projects will increase the size of the Perth CBD office market by 18%. These developments will compliment a number of other significant developments that will add to Perth’s growing reputation as an international centre for business and culture.


The following is a snapshot of some of the major developments occurring in the City:

Raine SquareRaine Square   Murray Street, Perth

Due for Completion: 2010/2011

The Raine Square development will incorporate a 21-level office tower (42,000 sqm) and three levels of retail and food courts. It will have entrances off Murray, William and Wellington streets. Owner Westgem Investments and developer Saracen Properties.
 

 

 

 

One 40 William StreetOne40 William project   140 William Street, Perth

 Due for Completion: Mid 2010

The development will consist of approximately 36,000 sqm of commercial space spread across the heritage buildings, a new three tiered high rise building of 6, 15 and 20 storeys, and approximately 6,500 sqm of retail space. The commercial towers will generally be A-grade buildings with an average floor plate size of 2,000 sqm and designed in accordance with environmentally sustainable design principles (five star ‘Green Star’ building). The Western Australian State Government has committed to lease approximately 22,000 sqm of the tower.
 

City SquareCity Square  125-137 St Georges Terrace, Perth

Due for Completion: mid 2012

Multiplex is to build the 46-storey City Square tower block that will dominate the Perth skyline and become the new home of BHP Billiton.
The total cost of the refurbishment and the new BHP Billiton tower behind it is reputed to be $500 million. BHP Billiton will lease 60,000sqm of the 71,000sqm available office floor space. There will also be 4,300 sqm of retail/dining space.
 

 

 

 

 

AlluvionAlluvion  58 Mounts Bay Road, Perth 

Due for Completion: April 2010

Cape Bouvard and Charter Hall's $60 million, 21-level office tower. Alluvion will incorporate 36,000sqm of gross floor area comprising 14 levels (22,500m²) of commercial office space, three levels of secure car parking, a triple height foyer, café, roof terrace and landscaped gardens.
The building has been designed to meet 4 Star Green Star and 4.5 Star ABGR. Clough Limited has secured 12,560m2 of A-Grade office space at the $220 million Perth CBD office development.
 

 

 

Perth Waterfront

 

 


Construction is due to commence in 2011.
 
The Waterfront is an important step in the evolution of our capital city from a largely functional centre of commerce and trade, to a more diverse, international centre of living, culture, creativity, learning, entertainment and business. The centrepiece of the new plan is the Waterfront; a 2.8 hectare inlet surrounded by landscaped terraces, boardwalks and promenades, and fringed with shops, cafes, restaurants, bars, galleries and a range of other activities.

 

 

 

 

 

 

Perth City Link

Work has already commenced and will be completed in stages over a 10 year period.
 
Perth City Link will be a dynamic new destination that embraces the city’s lifestyle and character and is an extremely significant project for the evolution of Perth. Running east-west across the heart of the city centre, it will reconnect the CBD with Northbridge for the first time in 100 years and form strong linkages to the foreshore. This area will be a vibrant mix of transit, commercial and retail zones, public spaces and living opportunities – all of which will draw workers, residents and visitors to the area.
 

 

 

 

 

 

 

State Theatre

 

Due for completion in 2010

Located on the corner of Roe and William Streets in Northbridge, the State Theatre Centre of Western Australia will feature the 575 seat Heath Ledger Theatre and the 200+ seat flexible Studio Underground. Also included in the Centre is The Courtyard, a multi-purpose outdoor events space, two rehearsal rooms and two flexible use private suites. Designed by award-winning Kerry Hill Architects, the design will deliver a building which will not only provide a functional and inspiring venue for performers and their audiences, but will also be a defining architectural landmark for Perth.The State Theatre Centre will present contemporary performing arts, such as theatre and dance, in diverse ways with a focus on distinctive professional and contemporary work produced locally, nationally and internationally.

 

 

 

 

 

 

Perth Arena

 

Construction is scheduled to be completed by April 2011
 

The world-class Perth Arena has been designed by a world-class team of architects including Melbourne-based Ashton Raggatt McDougall (ARM), local Perth firm Cameron Chisholm and Nicol (CCN) with Western Australian company BGC constructing the iconic building.

 The new arena will:

  • Seat a minimum of 12,000 people for sporting events and 14,000 for concerts

  • Include a state-of-the-art operating system to allow maximum flexibility, an adaptable performance floor, extensive support rooms
  • Incorporate an retractable roof – which will allow the Hopman Cup to continue in Perth
  • Include 500 corporate seats
  • Include a car park built underneath the complex
  • Provide a forecourt facility similar to Melbourne's Federation Square
  • Be built and funded by Western Australians
  • Attract world-class performers and international sporting events
  • Encourage tourism and showcase Western Australia – nationally and internationally
  • Generate jobs during the construction stage – and more employment and economic benefits when it is up and running.

 

The Perth Cultural CentrePerth Cultural Centre

 Located between the CBD and Northbridge, is one of Perth's key public spaces, housing the State's most significant cultural and learning institutions, including:

Art Gallery of Western Australia                                 Western Australian Museum

State Library of Western Australia                              State Theatre Centre of Western Australia

 Changes due for completion in early 2010 include:

  • More seating and shade
  • New signage, way finding and banners to add colour and interest and make it easier to get around
  • Lighting upgrades and projection art
  • Two stand-alone retail pods and temporary kiosks
  • New performance spaces and a coordinated events program 

Further down the track there will be:
 

  • A large LED screen
  • An urban orchard between the train station and Horseshoe Bridge overpasses
  • A native wetland in the Art Gallery and State Library ponds
  • Public art installations
  • Creative feature lighting to illuminate heritage facades and trees
  • Security upgrades including CCTV cameras and emergency phones.
