Major City Developments
There has been increase and scale of development in the capital city of Perth in comparison to previous years.
Throughout 2008/09, the Perth office market is likely to see the potential addition of over 79,000 square metres of office space. Looking beyond 2009, the Perth office market will potentially see additions of over 170,000 square metres of office space.
The following is a snapshot of some of the major developments approved by Council.
- Raine Square Murray Street, Perth

Due for Completion: November 2009
The Raine Square development will incorporate a 21-level office tower (42,000 square metres) and three levels of retail and food courts. It will have entrances off Murray, William and Wellington streets. Owner Westgem Investments and developer Saracen Properties.
- One40 William project 140 William Street, Perth

Due for Completion: April 2010
The development will consist of approximately 36,000 square metres of commercial space spread across the heritage buildings, a new three tiered high rise building of 6, 15 and 20 storeys, and approximately 6,500 square metres of retail space.
The commercial towers will generally be A-grade buildings with an average floor plate size of 2,000 square metres and designed in accordance with environmentally sustainable design principles (five star ‘Green Star’ building).
The Western Australian State Government has committed to lease approximately 22,000 square metres of the tower.

Due for Completion: mid 2012
Multiplex is to build the 46-storey City Square tower block that will dominate the Perth skyline and become the new home of BHP Billiton.
The total cost of the refurbishment and the new BHP Billiton tower behind it is reputed to be $500 million. BHP Billiton will lease 60,000sqm of the 71,000sqm available office floor space. There will also be 4,300m2 retail/dining space.

Stage 1 - Due for Completion: early 2009
Bishops See Stage 1 - South Tower, comprising a nine level office tower totalling 18,000 sqm is the first 5 Star Greenstar building in Western Australia. Developer Brookfield Multiplex.
Stage 2 - Due for Completion: early 2012
Bishops See Stage 2 – North Tower building will comprise some 38,000 sqm of office space.
- Alluvion 58 Mounts Bay Road, Perth

Due for Completion: April 2010
Cape Bouvard and Charter Hall's $60 million, 21-level office tower. Alluvion will incorporate 36,000sqm of gross floor area comprising 14 levels (22,500m²) of commercial office space, three levels of secure car parking, a triple height foyer, café, roof terrace and landscaped gardens.
The building has been designed to meet 4 Star Green Star and 4.5 Star ABGR. Clough Limited has secured 12,560m2 of A-Grade office space at the $220 million Perth CBD office development.

Century City Project providing 28,000 square metres of office space with an average office floor plate size of 1,650 square metres, 13,000 square metres of retail space, and over 200 car spaces.

This 22,000 sqm office building is designed as an A-grade office environment with attention
to the use of green building practices. It will provide six levels of office space, supported by
two levels of secure basement car parking.

This development is part of a Joint Venture with ING. The proposed development will comprise 12,000 square metres of office space over 5 levels with an average floor plate size of 2,200 square metres.
